Appointing a BREEAM assessor: what it covers and when to do it
A plain-English guide for contractors and developers on what a BREEAM appointment covers, when to make it, and what to ask before you sign.
What a BREEAM appointment is
A BREEAM assessor is the licensed professional who registers a scheme, checks the evidence behind every credit you claim, and submits the assessment for certification. The appointment is the agreement that puts them in that role. It confirms that what the project team has done is evidenced well enough to score.
Most appointments cover registration, a pre-assessment against the target rating, design-stage reviews, evidence reviews as the scheme progresses, and the final submissions. How much of the evidence chasing sits with the assessor and how much with your team varies a lot between appointments, so it is worth being clear about it from the start.
When to appoint
Early, and early means different things depending on who you are. For developers it means RIBA Stages 0 to 2, while the brief and the targets are still yours to set. For main contractors it means day one of the PCSA, when you pick up a pre-assessment and Employer's Requirements you did not write. That is the moment to check what you have inherited and what each target will cost, before it becomes what you owe.
Bringing BREEAM in later is common, and it still works. It just costs more. Credits tied to fabric, daylight or services are cheap to protect while the design is moving and expensive to recover once it is fixed. Evidence that is not planned from the start becomes a scramble at handover.
What to ask before you appoint
Ask who will actually run your scheme, how design changes are re-scored, how credits at risk are tracked week to week, and what the assessor needs from your team at each stage. Ask what happens when the brief changes, because most schemes change and the scoring has to follow. Clear answers on those points are worth more than a lower fee.
Where our BREEAM tool comes in
Our BREEAM tool keeps targets, evidence and credit status in one place for the whole appointment, with actions given to named owners and closed in design team meetings. It is how we take most of the admin out of BREEAM. If you have a scheme coming up, the two-minute fit check tells you whether a demo is worth your time, and if it is you can book one straight away. Not sure where you fit? Send us a message or read more about us.
